Finding housing in Germany from Morocco: the complete method
Housing is the first real obstacle before leaving. The method that gives you the best odds has three steps: ask your employer whether a Personalzimmer is available, aim for a shared flat or temporary housing for the first weeks, and send no money to a private individual before you have seen the place.
Why renting from Morocco is so hard
The rental market is tight in large German cities, and a landlord picks between several files. Yours arrives without the three documents they are used to seeing: a German credit record (Schufa), German payslips, and an address already registered in Germany. Part of the problem therefore lies in the file, and that is the part you can act on. The rest does not depend on you: a run of rejections does not mean your file is bad.
The practical consequence is that almost no lease is signed remotely. Most serious listings require a viewing, or at least a video call, before any decision. A listing promising the opposite, keys in the post and a contract signed without ever speaking to anyone, deserves immediate suspicion.
What compensates is your contract. A letter from your training company confirming the position, start date and pay replaces part of the Schufa in a landlord's eyes. Ask for it in German, as a PDF, as soon as you sign: you will need it again for the bank and for health insurance.
The first question to ask your employer
Before browsing platforms, ask the company. Some German employers, especially in hospitality, in care work and in rural or tourist areas, offer a staff room (Personalzimmer), company housing (Mitarbeiterwohnung), and sometimes even kostenfreie Unterkunft und Verpflegung, meaning accommodation and meals included.
This is the only route where housing can be settled before departure, provided the employer confirms the room, its rent and its duration in writing. Employers often mention it in the job advert, but not always, so the question has to be asked. The sentence to put in your application or first exchange: "Über die Möglichkeit einer Personalunterkunft würde ich mich sehr freuen."
Two precautions. Ask it as a question, never as a condition: an employer who reads that you will only come if housing is provided risks having your file dropped. And when a room is offered, get the rent, the amount deducted from your pay and the duration in writing. Housing tied to a work contract is not guaranteed to stay yours once the contract ends, which is exactly why the duration belongs in writing.
The routes, in the order you try them
The classic mistake is starting with a full apartment, which is where competition is toughest and the file requirements are strictest. The most effective order runs from easiest to hardest, and permanent housing is searched for from inside Germany, not from Morocco.
One useful clarification: student halls (Studentenwohnheim) are run by the Studierendenwerk and generally reserved for people enrolled at a higher education institution. In an Ausbildung they are therefore not always available, so do not build your plan around them.

- A Personalzimmer or Mitarbeiterwohnung from the employer: the fastest route, to ask about before anything else.
- A shared flat (WG, Wohngemeinschaft) on WG-Gesucht.de: cheaper, faster, and flatmates accept a video call far more readily than a letting agency.
- Furnished temporary housing for the first weeks: a sublet (Zwischenmiete), a hostel, or a platform such as HousingAnywhere, until you can view places in person.
- An apprentice residence (Azubi-Wohnheim, Jugendwohnen) where the town has one: ask the company and the Berufsschule.
- A full apartment on ImmobilienScout24: last, because this is where a missing Schufa weighs heaviest.
Kaltmiete, Warmmiete, Kaution: reading a listing correctly
Three words to know before comparing anything. Kaltmiete is the bare rent. Nebenkosten are the charges: heating, water, waste collection, sometimes maintenance. Warmmiete is the sum of the two, and it is the only figure that can be compared between listings. Electricity and internet are often extra on top.
The deposit (Kaution) is capped by § 551 of the German civil code (BGB): it cannot exceed three months of rent excluding charges, meaning three Kaltmieten, and the law lets you pay it in three monthly instalments. Anything above that cap is not compliant. It is held in a separate account and returned when you leave, minus any damage, so it is not money lost, but it is money frozen in your arrival month.
On the income side, calculate from your own contract, never from an average. The legal minimum first-year Ausbildung pay is 724 € per month in 2026 (682 € in 2025) and it rises with each training year; the observed average is around 1,133 € gross. The figure that matters is the one written in your Ausbildungsvertrag, and it is a gross figure: what reaches your account is lower.
One useful clarification about means of subsistence. In a company-based Ausbildung, the threshold above which neither a formal undertaking (Verpflichtungserklärung) nor a blocked account (Sperrkonto) is required is 1,048 € gross, that is 822 € net per month: two ways of writing the same threshold. Below it, only the difference has to be covered, not the whole amount, and the consulate assesses each file individually. Budget for it alongside the deposit and the 75 € national visa.
The Anmeldung: the step that unlocks the rest
Once you have moved in, you must register your address at the town hall (Bürgeramt or Einwohnermeldeamt): this is the Anmeldung. The deadline is short: check it on your city's website as soon as you move in, and book the appointment online before you arrive when that is possible.
One document is essential to get it: the Wohnungsgeberbestätigung, a confirmation signed by your landlord stating that you do live at that address. Without it there is no Anmeldung. Ask for it when the lease is signed, not three weeks later.
The Anmeldung drives the rest of the paperwork, but not in the same way everywhere. The tax number (Steueridentifikationsnummer) is indeed issued following the address registration. For banking, some institutions open an account without proof of registration and others do not. Health insurance for an apprentice, on the other hand, follows from the work contract, since the employer registers the apprentice: do not delay that step believing it is blocked. In practice the Anmeldung eases or conditions most steps depending on the body involved, and it belongs in your first days rather than a month after arrival.
Hence a warning sign: a sublet advertised as "ohne Anmeldung", with no way to register the address, makes all of those steps harder. For a few transition weeks it can be discussed; as a lasting solution it should be refused.
Rental scams: the signals that mean stop
This is the most profitable hunting ground for scammers, because the candidate is in a hurry, far away, and willing to pay for reassurance. The script is almost always the same: a listing clearly cheaper than the rest, an owner who is "currently abroad", and a deposit requested to "hold" the place.
The rule that rules out most of these cases fits on one line: the amount to send to a private individual before seeing the place, in person or on video, and signing a complete contract, is zero. Deposit included. The only exception is a booking platform that holds the money in escrow and releases it to the landlord only after you arrive: get that guarantee in writing before you pay. And when payment does become legitimate, it goes by bank transfer to a named account, never in cash without a receipt.
- Payment requested outside a booking platform, before any viewing or video call.
- Payment through Western Union, MoneyGram, prepaid cards or crypto: no serious landlord works that way.
- Artificial urgency: "lots of applicants, answer fast","I will hold the room for 24 hours".
- Rent far below the local level, for a furnished place available immediately.
- An owner reachable only by messaging, who refuses a video call and offers to pass the keys through an "escrow service".
- A contract they refuse to send you in full before payment.

It is rare for ordinary housing: most landlords want a viewing or at least a video call. The two routes that genuinely work remotely are the Personalzimmer offered by the employer and furnished temporary housing booked through a platform that holds the money in escrow until you arrive. With a private individual, the zero-euro rule before a viewing or video call still applies in full. Long-term housing is found once you are there and can visit and introduce yourself in person.
Do you need housing to get the Ausbildung visa?
